All MLS service fees normally paid at closing are included in our fees. We do not charge any administrative or other type of fees commonly charged by other real estate firms.  All options above include only the fees paid to us, the listing agent. In real estate, a commission is paid to both the listing agent and the selling agent. To ensure your home is attractive to selling agents, we recommend that you offer a 3% commission based on the sales price of your home to the selling agent. Our Fine Estates Collection listings require a minimum listing agent commission of $5,995.00 or 1% of sales price, whichever is greater, to be paid at closing. Listings withdrawn before expiration date are subject to a $70.00 withdrawal fee per listing. If you sell the property yourself you pay NO COMMISSION to a selling broker (buyer's agent). Listing fees paid to Michael Smith at closing are still applicable.
