When a property is listed for sale, the seller pays a commission to the buyer's real estate agent. Most real estate agents then keep all of the commission for themselves. When you use Michael Smith as your exclusive buyer's agent and purchase a home, we don't keep all of the commission - we give you up to a 1% cash rebate on your home purchase.

You can drive by and preview homes that match your criteria. Once you find a home you would like to view, simply contact Michael Smith to schedule a showing.

After closing, you will receive a check for 1% of the sales price. (You can even have your rebate applied to your purchase or closing costs as well.)

How To Get Started
  1. Contact us to discuss your home search criteria. We will set you up with a custom web-based Client Gateway so you can view all of the current listings that match your specific criteria. We will also email you new listings as they came on the market so you will be the first to know.

  2. Preview homes by driving by them and eliminate any homes that do not meet your criteria. If you are visiting new home neighborhoods, please be sure to tell them you are working with Michael Smith as your REALTOR and to register both of our names in their registration book.

  3. Call or email Michael Smith to arrange a showing for any homes you are interested in viewing.

  4. Michael Smith will schedule a showing date and time and meet you at the home(s) you are interested in viewing.

  5. Michael Smith will represent you throughout the buying process and transaction as your exclusive Buyer's Agent.

  6. Within 10 business days after the closing of your purchased property,  you will be mailed a rebate check for 1% of the sales price of the home you purchased. (You can even have your rebate applied to your purchase or closing costs as well if allowed by your lender.)

Cash Back Rebate Program Terms and Conditions
  • The Cash Back Rebate is available only to buyers who close escrow/proceed to final settlement with Michael Smith acting as their sole and exclusive buyer's agent in the purchase of real estate.

  • Please contact us to obtain copies of our Buyer Brokerage Agreement and Cash Back Rebate Program Terms and Conditions. Buyer Brokerage Agreement and Cash Back Rebate Program Terms and Conditions must be completed, signed and returned before any rebate will be issued.

  • The 1% cash back rebate is conditional on selling broker receiving a minimum of 3% commission on the purchase of the home. If commission received is 2.5% or greater but less than 3% of sales price, then a ½% rebate applies. No cash back rebates are offered on home purchases offering less than 2.5% commission.

  • In the event that a referral fee or commission must be paid on the sale of a property reducing the amount of commission received, the rebate would be reduced by the amount of the referral fee or commission.

  • The Cash Back Rebate is only available on homes purchased in the State of Georgia.

  • No rebate is offered on the purchase of homes under $100,000.

  • The Cash Back Rebate must be fully disclosed to the buyer's lender(s) and can not be given if it is otherwise prohibited by the buyer's lender(s). It is your responsibility to verify that your lender(s) will allow you to receive a rebate.

  • Cash Back Rebate recipients may be required to sign an IRS form documenting the rebate. Recipients will be responsible for any applicable taxes on the rebate. If you need legal or tax advice, you should consult with the appropriate professional. 

  • The Cash Back Rebate will be paid only to the party or parties named as the "buyer(s)" or "borrower(s)" on the HUD-1 Closing Statement or equivalent official closing statement and cannot be disbursed to a third party.

  • Michael Smith is able to offer a Cash Back Rebate to homeowners that assist in the search for their own home and thereby reduce the costs incurred in purchasing a home. In order for the buyer to be eligible for the cash back rebate, Michael Smith will not show more than 15 homes. For every home over 15 shown to buyer by Michael Smith, the 1% cash back rebate will be reduced by 5%. After 25 or more home showings the buyer will not be eligible to receive a rebate. Buyers can search for and view an unlimited amount of homes online to narrow down the list of homes they wish to be shown.

  • Michael Smith will be unable to assist in the showing of homes outside of the Metro Atlanta, GA area. Rebates may still apply to homes purchased in other areas of Georgia. Contact Michael Smith for complete details.

  • Buyer Brokerage Agreement must be for a minimum of 4 months.

  • Rebate check will be mailed within 10 business days after closing.

  • The Cash Back Rebate Program is subject to conditions, limitations, exclusions, modifications, and/or discontinuation without notice.

  • The Cash Back Rebate  program is exclusive to Michael Smith and is not offered by other agents of Chapman Hall, REALTORS.
